What is a Condition Report?

A RICS Condition Report is the most basic survey and the lowest in terms of cost. Condition Reports are succinct and do not generally include advice on repairs or ongoing maintenance and so are better suited to conventionally built, modern dwellings that are in reasonable condition.


The Condition Report focuses on the condition of the property by setting out the following:

  • A Clear ‘traffic light’ ratings of the condition of different parts of the building, services, garage and outbuildings, highlighting problems that may require varying degrees of attention

  • A summary of the risks to the condition of the building.

  • Advice on replacement parts guarantees, planning and control matters for your legal advisers

  • An RICS Condition Report does not include a valuation

Note: At GetHouseSurvey.co.uk we have made a conscious decision to no longer offer RICS Condition 1 Reports. After taking advice from our many surveyors, they believe that there is simply not enough detail in a Condition Report for them as surveyors to feel comfortable providing such a service to our customers. It is for this reason that we always recommend at least a RICS Level 2 Home Buyer Report to give that extra level of detail and certainty that the property is in a structurally sound condition.

To be safe we simple recommend that you ensure the surveyor is registered with a relevant professional body such as the RICS and that they have 10+ years experience.
